Preparing Your Property For Photography
We’ve written some guidelines below which, if followed will show your property in the best possible light.
Please ensure that your property is cleaned and free from clutter before your appointment.
Outside
- In general you should look at the outside of your property from a buyer’s perspective, whatever you find to be distracting or irrelevant to the property should be removed or fixed.
- Remove all vehicles from the driveway
- Close garage doors
- Remove garbage bins from sight, as well as any other rubbish
- Mow lawns and weed gardens, prune bushes, etc
- Put away toys, bicycles and anything else that does not belong
- Remove any obvious oil stains from driveway
- Make minor repairs to fixtures if necessary
- If you have a pool, ensure it is sparkling
- Remember you want the house to be the main focal point
Inside
This is just as important as the outside of your property, and the first thing you should do is decide which rooms you want featured in the photo shoot and ensure that these rooms look the best they can.
Important rooms such as the kitchen, bathroom, living area and master bedroom are all essential to include.
- Clean floors
- Open windows and blinds to let in light
- Turn all lights on
- Replace any missing light bulbs
- Turn all other appliances off, such as the TV
- Place all toilet lids down
- Remove all clutter in bathroom – this makes the room appear larger
- Replace old shower curtains (if necessary)
- Make beds and hide all clothes and unnecessary items in cupboards
- Hide all electrical cables from view
- Declutter rooms of personal items such eg photographs
- Clear kitchen benches and remove all small appliances
- Remove photos and magnets from the front of the fridge
- In general remove all clutter from rooms being photographed and clean them
- Set up dining table so it has an inviting setting
- Add some nice towels and soaps to bathrooms etc
- Ensure your pets are away from areas to be photographed
By following these simple guidelines your property will have a bigger impact in photographs and will be sure to draw more positive attention.
